Golden Crescent Realty is open 7 days a week and we have learned that we have to be available when our clients are available. Our company works as a TEAM and if your primary agent is not available at your exact time, there are other agents that can assist you.
At Golden Crescent Realty we will meet with you to discuss what you are looking for in a home. We want to know what your price range is, number of bedrooms and baths, garage preference, and any other details you feel are important for your home. Once We get your criteria, we will use our MLS system to locate the properties meeting your criteria. In addition, we will set you up in our Portal so that you can receive all properties automatically when a new property is listed. All properties will be emailed to you for your review.
Golden Crescent Realty will guide you through the process of buying a home. As a buyer, it is best that you get prequalified for a loan by a lender of your choice. Golden Crescent Realty can provide you with a list of lenders our clients have worked with in the past but you are free to select any lender of your choosing. Knowing the amount a lender is going to lend to you is a critical component of your home search.
Once you are preapproved for a home loan, let us know and we will make appointments to see homes in your price range that you have requested to see.

After viewing several homes with your REALTOR®, you find your dream home. Congratulations! As a REALTOR®, we are required to provide you a comparable market analysis (CMA) for you as a buyer. This CMA information will let you know how the property is priced on the market and we will help you formulate an offer that is within your lender requirements. If your initial offer is not accepted, we will continue to negotiate, on your behalf, in hopes that an agreement can be made on the final sales price.
When buying a home, there are costs associated with your purchase. These are called Closing Costs with some of those costs being prepaids. These costs include origination fees charged by your lender, down payment, PMI/MIP costs, survey, appraisal, insurance, and taxes. It is best to get these numbers from your lender of choice. Golden Crescent Realty can provide you with a list of lenders our clients have worked with in the past but you can select any lender of your choosing.
Do you need to pay for all of the closing costs yourself? The answer is yes. However, many times buyers ask the seller to pay some of these costs in the form of a concession. When doing so, it reduces the amount the seller will make on their home by the amount of the concession. If you are needing seller concessions, please make sure you agent knows this in advance of submitting an offer.
